Villa on the cliffside, feet in the Adriatic, far from the crowded ramparts.
Villa Dubrovnik

“Private pontoon with loungers in the water, direct sea access from the lower rooms.”
Villa Dubrovnik clings to the limestone rock twenty minutes' walk from the old town, facing the open sea. We sleep in one of the 56 rooms tiered on the slope, private terraces suspended above the water, blond stone and light wood, sliding glass bays that open onto the blue. The infinity pool overlooks the coast, the spa carved into the cliff offers massages and sauna facing the Elaphite Islands. The Pjerin restaurant serves grilled fish and squid ink risotto, short menu, Dalmatian produce, attentive service without being stiff. Free boat shuttle to reach the port, we avoid the crowds in the cobbled alleys this way. From 1 301 € per night, a rate that reflects the rarity of seaside addresses of this standing in Dubrovnik. We recommend the lower rooms, direct access to the pontoon, sound of the waves at night ✨
Who is it for?
Who we recommend it to
We recommend Villa Dubrovnik to couples seeking Adriatic calm without giving up proximity to the old town. It is an address for honeymoons, anniversaries, seaside retreats, travellers who prefer the water to the tourist pavement. Families find their place thanks to the spacious rooms and the pool, yet the atmosphere remains hushed, predominantly adult.
The building
Architecture and interiors
The villa occupies a rocky promontory arranged in tiers facing the sea, contemporary architecture from the 2000s reworked in 2015. White volumes and Brač stone, cascading terraces linked by outdoor staircases, Mediterranean vegetation (olive trees, cypresses, oleanders). Minimalist interiors: light stone floors, whitewashed oak furniture, linen and cotton textiles, omnipresent natural light. Rooms between 28 and 65 m², all with frontal sea view, some with direct access to the pontoon.
At the table
Restaurants, bar, service
The Pjerin restaurant occupies the main terrace, menu centred on Adriatic fish and Dalmatian vegetables: grilled octopus, sea bream in salt, black risotto, local olive oil. Breakfast served on the terrace or in the room, continental buffet with Croatian cheeses, Pag charcuterie, fresh fruit. Nevera bar for cocktails and Croatian wines at the end of the day, short menu, view of the sunset. Room service available until 23h.

Location & access
Where the hotel sits in Dubrovnik
Villa Dubrovnik stands 1.5 km south-east of the Ploče Gate, on the coastal road towards Cavtat. Twenty minutes' walk to reach the ramparts, ten minutes by car, free boat shuttle every half-hour. Quiet residential neighbourhood, few shops nearby, a few fish restaurants along the corniche. Dubrovnik airport 25 km away, paid private shuttle, free parking on site. The setting is seaside and secluded, we come here for the water and the silence, not for urban animation.
