Intro

In Èze, the mistral makes the shutters of the medieval houses clap and the scent of jasmine rises from the hanging gardens 429 metres above the sea. We’ve selected just three palaces, those that justify their rates with a truly unique location and impeccable service. The others promise much, deliver less.

Chateau Eza

A medieval castle suspended 429 metres above the Mediterranean, just ten rooms.

Château Eza occupies a fortified medieval edifice clinging to the ramparts of Èze village, between Nice and Monaco. We reach the ten rooms via stone staircases, no lift, each suite unfolds exposed beams, period fireplaces, bathtubs facing picture windows framing the cap Ferrat. Materials are noble (antique tomettes, white linen, wrought iron), soundproofing perfect despite the age of the walls. The starred table serves technical Mediterranean cuisine on a cliffside terrace, booking essential even for residents. Service remains discreet, attentive, never stuffy. From 1 008 € a night, we pay as much for the site's rarity as for the comfort, and we embrace it ✨

What makes this hotel unique

  • Ten rooms and suites in a 14th-century castle listed as a historic monument
  • Michelin-starred gastronomic restaurant with panoramic terrace over the Côte d'Azur
  • 180° sea view from all rooms, from cap Ferrat to Villefranche bay
  • Direct access to Èze village's cobbled lanes, 12 km from Monaco, 15 km from Nice
  • Secure private parking below, shuttle provided by the hotel (pedestrian streets)

Hotel Cap Estel

Private peninsula on the Riviera, 5 hectares between maritime pines and Mediterranean.

The Cap Estel occupies a 5-hectare peninsula between Èze and Monaco, reached via a cypress-lined drive. We descend to the sea by private funicular, the cabins threading through parasol pines to the pontoons fitted out on the rock. The rooms blend light wood panelling, ivory linen and sliding glass doors that open onto the blue. The Guerlain spa steps down three levels facing the open sea, heated indoor pool and treatments in glass-walled cabins. The gastronomic table serves Mediterranean cuisine on the teak terrace, dinner feet in the water possible in summer. From 2 905 € a night, we pay for the exclusivity of an almost-island domain 15 minutes from Monaco. One of the last confidential refuges of the Côte d'Azur ✨

What makes this hotel unique

  • Private 5-hectare peninsula, funicular to pontoons fitted out on the rock
  • Guerlain spa over three levels, heated indoor pool facing the Mediterranean
  • Two outdoor pools including an infinity one with sunbeds on the rock
  • Gastronomic restaurant with teak terrace, feet-in-water service in summer
  • Between Èze village (5 min) and Monaco (15 min), direct private beach access

La Chèvre d'Or

Perched medieval village, two cliffside infinity pools, views across the Mediterranean to Monaco.

La Chèvre d'Or occupies four 13th-century stone houses in the village of Èze, perched 429 metres above the sea. We bed down in beamed rooms, some with private terraces overlooking Cap Ferrat and Villefranche Bay. The two infinity pools are carved into the cliff, water at 28°C for the upper one, teak sun loungers facing the horizon. The two-Michelin-star gastronomic restaurant serves on a suspended terrace, from 1 004 € per night in a double room. Service remains discreet, efficient, never stuffy. Private parking essential, the medieval alleys ban all traffic. An address that justifies its price through the view and the cuisine, not the room design (classic, sometimes a bit dated) ✨

What makes this hotel unique

  • Two Michelin stars at the gastronomic restaurant, panoramic terrace over the Mediterranean
  • Two infinity pools carved into the rock, views to Monaco
  • Èze medieval village at 429 m altitude, 15 min from Nice by car
  • Rooms in four 13th-century houses, exposed beams and stone
  • Private parking included, essential for the pedestrian village

Everything to know

The complete guide to Èze

Why Èze deserves the detour for a palace stay

Èze divides into two distinct entities. Èze Village, perched on its rocky peak, concentrates the historic addresses in a maze of cobbled alleys where cars do not pass. Èze Bord-de-Mer, below, houses the most confidential properties, those with direct access to the Mediterranean. Between the two, 400 metres of elevation and two radically different hotel philosophies.

The palaces of Èze Village bet on heritage: Chateau Eza and La Chèvre d'Or occupy former medieval residences restored stone by stone, with terraces carved into the cliffside and views reaching to Monaco on clear days. Below, Hotel Cap Estel plays the private peninsula card, 5 hectares of maritime pines and exclusive sea access, in a 1920s Riviera tradition.

The common promise: isolation. Èze stays off the traffic of the Basse Corniche, accessible only via the Moyenne Corniche (D6007) or the Nietzsche path from the station. This geography naturally filters the crowds, which explains why our three selected addresses post occupancy rates above 85% from May to October, despite rates starting at 450 € per night.

When to go: seasonality and off-peak periods

The Côte d'Azur imposes its own pricing logic, uncorrelated with classic seasons. In Èze, the months of May, June, September and October offer the best value: temperatures between 22 and 26 °C, sea at 19-22 °C, low-angle light ideal for terraces at day's end. The palaces then apply mid-range rates, 20 to 30% below summer peaks.

PeriodAverage rate/nightOccupancyConditions
April-May450-650 €ModerateIdeal, gardens in bloom
June-Aug700-1200 €Very highHeat, crowds, book 6 months ahead
Sept-Oct500-750 €AverageGolden light, sea still warm
Nov-Mar350-500 €LowMild but windy, some restaurants closed

July and August concentrate peak rates and drawbacks: saturated traffic on the Moyenne Corniche, packed private beaches at Cap Estel, fully booked starred tables. If these months are unavoidable for scheduling reasons, book at least 5 months ahead and opt for garden-side rooms to escape the road noise below.

Winter (November to March) sees rates drop 40%, but several village restaurants close and the mistral can blow for three days straight, making terraces unusable. On the other hand, the spas run full tilt and the heated pools at La Chèvre d'Or and Cap Estel remain viable.

Where to stay: the three addresses that deliver on their promises

Chateau Eza: the intimate option

Ten rooms only, spread across a 12th-century castle clinging to the cliff. Each suite has a private terrace with plunging Mediterranean views, antique furnishings sourced from markets and Carrara marble bathrooms. The gourmet restaurant occupies a stone-vaulted room, impeccable service but atmosphere sometimes stiff.

Strengths: absolute confidentiality, location in the heart of the medieval village, room-service breakfast at no extra charge.

Limits: no spa, no pool, stairs-only access (luggage carried by staff), parking 200 metres away.

Hotel Cap Estel: the private peninsula

Èze's only address with direct sea access, via a private jetty and pebbled beach. The property spans 5 hectares of Mediterranean gardens, 28 rooms and suites in a reimagined Belle Époque style. 400 m² Guerlain spa, sea-view infinity pool, restaurant La Table de Cap Estel (one Michelin star).

Strengths: total isolation, private beach, boat shuttle to Monaco, responsive concierge service.

Limits: distant from the village (3 km, free shuttle), some rooms overlook the car park, rates among the Riviera's highest.

La Chèvre d'Or: the village within the village

Forty-five rooms and suites spread across several medieval houses linked by private alleys, two cliffside pools, listed hanging gardens. The restaurant La Chèvre d'Or (two Michelin stars, chef Ronan Kervarrec) serves technical Mediterranean cuisine on a panoramic terrace.

Strengths: two pools, Valmont spa, central village location, room categories for all budgets.

Limits: labyrinthine layout (allow 5 minutes' walk between some rooms and reception), uneven service depending on the team, road noise audible in lower rooms.

Starred tables and gourmet addresses

Èze packs three Michelin tables into a 500-metre radius, remarkable density for a village of 2,400 souls.

The three addresses require booking 2 to 4 weeks ahead in high season. La Chèvre d'Or offers a 95 € lunch menu (weekdays only), best value to sample Kervarrec's cooking without breaking the bank.

For a less formal alternative, La Gascogne (rue du Barri, in the village) serves honest Provençal fare on a shaded terrace, 38 € menu. Evening booking essential, service sometimes brisk.

Experiences and activities: beyond the terraces

Èze is best explored on foot, half a day for the village itself. Three experiences worth lingering over:

  • Jardin exotique d'Èze: at the village summit, 400 species of cacti and succulents, 360° views over the Mediterranean and Alps. Entry 6 €, open year-round, allow 45 minutes. Ideal light late afternoon.

  • Sentier Nietzsche: links Èze Bord-de-Mer to the village in 30 minutes of ascent (400 m elevation). Steep, shaded path, doable year-round except in fierce mistral. Nietzsche conceived part of Thus Spoke Zarathustra here in 1883.

  • Fragonard Parfumeur: historic factory below the village, free tours of workshops and museum, full-range shop. Insight into the Grasse industry, 20-minute guided visit.

The three palaces offer private excursions to Monaco (15 minutes by car), Nice (20 minutes) or Menton (30 minutes), with driver and guide. Rate: 400 to 600 € half-day depending on vehicle. Cap Estel also runs boat trips to the Estérel creeks, departing from the private jetty, 800 € for 4 hours for 6 people.

Realistic budget for a palace stay in Èze

A three-night stay for two in one of our three selected palaces requires the following budget:

  • Accommodation: 1 350-2 400 € (450-800 €/night depending on season and category)
  • Restaurants: 600-900 € (2 starred dinners + 1 lunch + breakfasts)
  • Spa and treatments: 300-500 € (2 treatments per person)
  • Transfers: 200-300 € (Nice airport + local trips)
  • Activities: 100-200 € (excursions, entries)

Total: 2 550 to 4 300 € for 3 nights, excluding flights. Rates rise 30% in July-August, fall 25% in low season (November-March).

Breakfasts range from 35 to 45 € per person depending on the property, rarely included. Chateau Eza offers it in-room, Cap Estel and La Chèvre d'Or charge separately. Factor in tips (service included but gesture appreciated): 10-15 € per day for housekeeping, 20-30 € for an especially effective concierge.

Logistics and practical tips

Access from Nice airport: 20 km, 30 minutes via Basse Corniche (seaside, slower) or 25 minutes via A8 motorway then Moyenne Corniche. The three palaces offer private transfers at 120-150 €. Alternative: regular taxi at 80-100 €, Uber often unavailable locally.

Car: essential if planning to explore (Monaco, Menton, hinterland). Rental from airport at 40 €/day, free parking at Cap Estel (private), paid in the village (15 €/day at public car park, 200 m from Chateau Eza and La Chèvre d'Or). The Moyenne Corniche is spectacular but twisty, not for uneasy drivers.

Dress code: the three starred restaurants require smart attire (no shorts, no flip-flops), without mandating jackets. Terraces and pools take resort casual.

Bookings: for May-June or September-October stays, book 2 to 3 months ahead. For July-August, allow 5 to 6 months, especially at Chateau Eza (10 rooms only). Starred tables book upon hotel confirmation.

Languages: English spoken everywhere, French naturally, Italian understood. Concierges at all three addresses also speak Russian and Mandarin.

Èze remains a niche destination, too steep for families with strollers, too quiet for night owls. But for a long weekend focused on gastronomy, views and rest, our three selected palaces deliver exactly what they promise ✨

Frequently asked questions

What travellers ask us most

What is the best season for a palace stay in Èze?+

We recommend May-June and September-October: ideal temperatures (22-26 °C), mid-range rates (450-750 €/night), moderate crowds. July-August see peak prices (700-1200 €/night) and high attendance. Winter (November-March) sees rates drop by 40%, but some restaurants close and the mistral can spoil the terraces.

How much budget to plan for 3 nights in a 5-star in Èze?+

For two people, reckon between 2 550 and 4 300 € all-inclusive (accommodation, starred restaurants, spa, transfers). Rates vary greatly by season: July-August cost 30% more, November-March 25% less. Breakfasts (35-45 €/person) are rarely included.

Should you rent a car or is everything accessible on foot?+

Èze village is entirely walkable, but a car is essential to explore Monaco (15 min), Nice (20 min) or Menton (30 min). The three palaces offer free shuttles to the village, but not to surrounding towns. Rentals from 40 €/day at the airport, free parking at Cap Estel, 15 €/day at the village public car park.

What are the unmissable starred restaurants in Èze?+

Three Michelin tables in the village: **La Chèvre d'Or** (2 stars, chef Ronan Kervarrec, 180-250 €), **La Table de Cap Estel** (1 star, Yoric Tièche, 140-180 €) and the gastronomic restaurant at **Château Eza** (120-160 €). Book 2 to 4 weeks ahead in high season. La Chèvre d'Or's lunch menu at 95 € offers the best value.

Are Èze's palaces suitable for families with children?+

No, frankly. **Chateau Eza** has only stairs, **La Chèvre d'Or** is a maze of alleys, and all three prioritise calm and intimacy. Only **Cap Estel** has a lift and private beach, but the vibe remains resolutely adult. For family holidays, better to aim for Cannes or Antibes.

Do rates vary much by season in Èze?+

Yes, up to 60% difference between low and high season. A room at 450 € in April can climb to 800 € in August, then drop to 350 € in January. May-June and September-October offer the best balance: mid-range rates and optimal weather. Book 5 to 6 months ahead for July-August.
