Why Èze deserves the detour for a palace stay
Èze divides into two distinct entities. Èze Village, perched on its rocky peak, concentrates the historic addresses in a maze of cobbled alleys where cars do not pass. Èze Bord-de-Mer, below, houses the most confidential properties, those with direct access to the Mediterranean. Between the two, 400 metres of elevation and two radically different hotel philosophies.
The palaces of Èze Village bet on heritage: Chateau Eza and La Chèvre d'Or occupy former medieval residences restored stone by stone, with terraces carved into the cliffside and views reaching to Monaco on clear days. Below, Hotel Cap Estel plays the private peninsula card, 5 hectares of maritime pines and exclusive sea access, in a 1920s Riviera tradition.
The common promise: isolation. Èze stays off the traffic of the Basse Corniche, accessible only via the Moyenne Corniche (D6007) or the Nietzsche path from the station. This geography naturally filters the crowds, which explains why our three selected addresses post occupancy rates above 85% from May to October, despite rates starting at 450 € per night.
When to go: seasonality and off-peak periods
The Côte d'Azur imposes its own pricing logic, uncorrelated with classic seasons. In Èze, the months of May, June, September and October offer the best value: temperatures between 22 and 26 °C, sea at 19-22 °C, low-angle light ideal for terraces at day's end. The palaces then apply mid-range rates, 20 to 30% below summer peaks.
| Period | Average rate/night | Occupancy | Conditions |
|---|
| April-May | 450-650 € | Moderate | Ideal, gardens in bloom |
| June-Aug | 700-1200 € | Very high | Heat, crowds, book 6 months ahead |
| Sept-Oct | 500-750 € | Average | Golden light, sea still warm |
| Nov-Mar | 350-500 € | Low | Mild but windy, some restaurants closed |
July and August concentrate peak rates and drawbacks: saturated traffic on the Moyenne Corniche, packed private beaches at Cap Estel, fully booked starred tables. If these months are unavoidable for scheduling reasons, book at least 5 months ahead and opt for garden-side rooms to escape the road noise below.
Winter (November to March) sees rates drop 40%, but several village restaurants close and the mistral can blow for three days straight, making terraces unusable. On the other hand, the spas run full tilt and the heated pools at La Chèvre d'Or and Cap Estel remain viable.
Where to stay: the three addresses that deliver on their promises
Chateau Eza: the intimate option
Ten rooms only, spread across a 12th-century castle clinging to the cliff. Each suite has a private terrace with plunging Mediterranean views, antique furnishings sourced from markets and Carrara marble bathrooms. The gourmet restaurant occupies a stone-vaulted room, impeccable service but atmosphere sometimes stiff.
Strengths: absolute confidentiality, location in the heart of the medieval village, room-service breakfast at no extra charge.
Limits: no spa, no pool, stairs-only access (luggage carried by staff), parking 200 metres away.
Hotel Cap Estel: the private peninsula
Èze's only address with direct sea access, via a private jetty and pebbled beach. The property spans 5 hectares of Mediterranean gardens, 28 rooms and suites in a reimagined Belle Époque style. 400 m² Guerlain spa, sea-view infinity pool, restaurant La Table de Cap Estel (one Michelin star).
Strengths: total isolation, private beach, boat shuttle to Monaco, responsive concierge service.
Limits: distant from the village (3 km, free shuttle), some rooms overlook the car park, rates among the Riviera's highest.
La Chèvre d'Or: the village within the village
Forty-five rooms and suites spread across several medieval houses linked by private alleys, two cliffside pools, listed hanging gardens. The restaurant La Chèvre d'Or (two Michelin stars, chef Ronan Kervarrec) serves technical Mediterranean cuisine on a panoramic terrace.
Strengths: two pools, Valmont spa, central village location, room categories for all budgets.
Limits: labyrinthine layout (allow 5 minutes' walk between some rooms and reception), uneven service depending on the team, road noise audible in lower rooms.
Starred tables and gourmet addresses
Èze packs three Michelin tables into a 500-metre radius, remarkable density for a village of 2,400 souls.
| Restaurant | Chef | Distinction | Speciality | Budget |
|---|
| La Chèvre d'Or | Ronan Kervarrec | 2 Michelin stars | Sea bream in chorizo scales | 180-250 € |
| La Table de Cap Estel | Yoric Tièche | 1 Michelin star | Langoustines, bouillabaisse jus | 140-180 € |
| Château Eza | Justin Schmitt | Gastronomic | Pigeon, cacao jus | 120-160 € |
The three addresses require booking 2 to 4 weeks ahead in high season. La Chèvre d'Or offers a 95 € lunch menu (weekdays only), best value to sample Kervarrec's cooking without breaking the bank.
For a less formal alternative, La Gascogne (rue du Barri, in the village) serves honest Provençal fare on a shaded terrace, 38 € menu. Evening booking essential, service sometimes brisk.
Experiences and activities: beyond the terraces
Èze is best explored on foot, half a day for the village itself. Three experiences worth lingering over:
-
Jardin exotique d'Èze: at the village summit, 400 species of cacti and succulents, 360° views over the Mediterranean and Alps. Entry 6 €, open year-round, allow 45 minutes. Ideal light late afternoon.
-
Sentier Nietzsche: links Èze Bord-de-Mer to the village in 30 minutes of ascent (400 m elevation). Steep, shaded path, doable year-round except in fierce mistral. Nietzsche conceived part of Thus Spoke Zarathustra here in 1883.
-
Fragonard Parfumeur: historic factory below the village, free tours of workshops and museum, full-range shop. Insight into the Grasse industry, 20-minute guided visit.
The three palaces offer private excursions to Monaco (15 minutes by car), Nice (20 minutes) or Menton (30 minutes), with driver and guide. Rate: 400 to 600 € half-day depending on vehicle. Cap Estel also runs boat trips to the Estérel creeks, departing from the private jetty, 800 € for 4 hours for 6 people.
Realistic budget for a palace stay in Èze
A three-night stay for two in one of our three selected palaces requires the following budget:
- Accommodation: 1 350-2 400 € (450-800 €/night depending on season and category)
- Restaurants: 600-900 € (2 starred dinners + 1 lunch + breakfasts)
- Spa and treatments: 300-500 € (2 treatments per person)
- Transfers: 200-300 € (Nice airport + local trips)
- Activities: 100-200 € (excursions, entries)
Total: 2 550 to 4 300 € for 3 nights, excluding flights. Rates rise 30% in July-August, fall 25% in low season (November-March).
Breakfasts range from 35 to 45 € per person depending on the property, rarely included. Chateau Eza offers it in-room, Cap Estel and La Chèvre d'Or charge separately. Factor in tips (service included but gesture appreciated): 10-15 € per day for housekeeping, 20-30 € for an especially effective concierge.
Logistics and practical tips
Access from Nice airport: 20 km, 30 minutes via Basse Corniche (seaside, slower) or 25 minutes via A8 motorway then Moyenne Corniche. The three palaces offer private transfers at 120-150 €. Alternative: regular taxi at 80-100 €, Uber often unavailable locally.
Car: essential if planning to explore (Monaco, Menton, hinterland). Rental from airport at 40 €/day, free parking at Cap Estel (private), paid in the village (15 €/day at public car park, 200 m from Chateau Eza and La Chèvre d'Or). The Moyenne Corniche is spectacular but twisty, not for uneasy drivers.
Dress code: the three starred restaurants require smart attire (no shorts, no flip-flops), without mandating jackets. Terraces and pools take resort casual.
Bookings: for May-June or September-October stays, book 2 to 3 months ahead. For July-August, allow 5 to 6 months, especially at Chateau Eza (10 rooms only). Starred tables book upon hotel confirmation.
Languages: English spoken everywhere, French naturally, Italian understood. Concierges at all three addresses also speak Russian and Mandarin.
Èze remains a niche destination, too steep for families with strollers, too quiet for night owls. But for a long weekend focused on gastronomy, views and rest, our three selected palaces deliver exactly what they promise ✨
